The honest truth
Most solid hardwood floors have more life left than homeowners assume. Deep scratches, dull finish, pet damage, sun fading and old stains often disappear under proper sanding. Boards that look beyond repair can usually be patched with matching wood.
Full replacement only becomes necessary in specific cases — and when it does, we'll tell you.

You get a clear recommendation. If the floor can be saved, we show you how. If replacement makes more sense, we say so.

Scope, sequence, preparation and what to expect on-site — written down before any work is scheduled.

We agree on timing and answer the remaining questions before anyone picks up a sander.

Most solid hardwood floors — even ones that look badly worn — can be sanded and refinished several times over their lifetime. Whether yours can be, and how much life is left, is the first thing we determine during the on-site estimate.
Modern dust-conscious sanders and doorway containment keep most of the dust in the work area. We vacuum at the source. Some fine dust is normal, but well-managed refinishing is nothing like the old sanding jobs some homeowners remember.
Standard furniture is moved and covered by our team before sanding. Delicate or oversized items — pianos, art, heirlooms — are only handled with your go-ahead.
Depending on the finish, light foot traffic in socks is often possible about a day after the final coat. Furniture typically returns after several days; rugs later still. The exact schedule for your project is in your written plan.
In most cases, yes. We apply a sample directly to your floor and adjust until you approve it. When an exact match isn't achievable with current products, we tell you before the job starts.
Yes — individual board replacement, pet damage, water stain repair and gap fill are part of most refinishing projects.
Yes — in-home estimates within our standard service area are free with no obligation. For projects far outside the area, we may confirm the trip by phone first.
