Floors with severe structural damage, water rot below the surface, or engineered planks with worn-through top layers. If refinishing isn't the right call for your floor, we'll say so during the estimate.

- Board repair as needed, disclosed in writing before work
- Stain sample applied on your actual floor for your approval
- Multiple coats of finish, water-based or oil-based, guided by your home and priorities
- Final walk-through with you before the job is closed
- Written cure-time schedule so you know when to walk, when to move furniture, when to place rugs

Refinishing questions
Solid hardwood floors can typically be sanded and refinished multiple times across their lifetime — the exact number depends on plank thickness and prior sandings. We assess yours in person before recommending.
Water-based finishes cure faster and stay closer to the natural color of the wood. Oil-based finishes cure more slowly, amber the wood tone slightly and take longer to reach full hardness. We guide the choice based on your home, timeline and taste.
Full sand-through is standard for a durable, long-lasting refinish. Screen-and-recoat is available only for floors already in good condition with intact finish — we'll tell you if yours qualifies.
